Information about the Fort Bragg, NC Area
Your PCS Relocation Guide to Fort Bragg, NC
A successful PCS starts with understanding the area, planning the housing timeline, and matching the daily commute to the duty location. Use this guide to ask the right questions before making a housing decision.
1. Understand the Areas & Gate Commutes
Commute times depend on the exact address, duty location, traffic, and gate availability. Use these as starting points, not guarantees.
- Spring Lake: North of the installation. Ask about routes to Longstreet, Chicken Road, and Honeycutt Road gates.
- Fayetteville: Offers a wide range of neighborhoods and housing styles. Compare routes to Yadkin Road, Canopy Lane, and other gates serving the duty location.
- Hope Mills: Southwest of Fayetteville. Ask for a realistic drive-time estimate to the most practical installation entrance.
- Raeford: Southwest of Fort Bragg. Compare the full drive to the assigned work location, including the gate approach and travel across the installation.
- Other surrounding areas: Compare the entire commute rather than distance to the installation boundary.
Important planning note: The All American Gate and a section of All American Freeway are closed for major repairs, with construction expected to continue into 2028. Verify current gate access and alternate routes before choosing a property.

2. What to Ask: On-Post vs. Off-Post Housing
On-post housing
- What are the current eligibility requirements and estimated wait times?
- What floor plans and availability dates are offered?
- What utilities, maintenance, and other services are included?
- What happens if the assigned home is not available by the report date?
- What are the lease, move-in, and move-out requirements?
Off-post housing
- What is the total monthly cost, including utilities, insurance, and any association fees?
- What are the expected closing costs and funds needed before closing?
- What are the property taxes, insurance costs, and any association restrictions?
- What repairs or inspections may affect the purchase timeline?
- What happens if closing is delayed or orders change?
3. From Orders to Closing: A Practical Timeline
As soon as assignment notification arrives
Confirm the report date, duty location, housing eligibility, financing requirements, and preferred move-in window. Contact the installation Housing Services Office about available resources.
Before traveling to North Carolina
Obtain lender preapproval if purchasing. Identify target areas, review properties remotely when necessary, and arrange property tours.
During the home search
Compare commute routes, property condition, ownership costs, and estimated closing dates. Ask for a professional inspection and review contract deadlines carefully.
After an offer is accepted
Complete lender requirements, inspections, appraisal, title review, insurance arrangements, and required documentation. Resolve any issues within the contract deadlines.
Before closing
Confirm final loan approval, funds required, closing documents, utilities, and the scheduled signing date. Coordinate temporary lodging and the move-in plan in case the dates do not align.
Timing varies by financing, contract terms, property condition, and lender requirements. Do not assume closing will occur immediately after arrival.
4. Five Questions Worth Asking Early
- Which gate should I plan around? Confirm the actual duty location and preferred entrance before comparing commute times.
- What happens if the home is not ready when I arrive? Ask about temporary lodging, storage, and options if closing or housing availability is delayed.
- What costs are not obvious at first? Request a full estimate of utilities, insurance, taxes, maintenance, fees, and closing expenses.
- What if my orders or report date change? Ask how contract deadlines, financing, and housing commitments may be affected.
- What could delay the purchase? Ask about appraisal issues, repairs, title problems, lender conditions, and the steps needed to resolve them.

WHAT MY CLIENTS SAY
"Tony made the house-buying process super easy. He went above and beyond to find us the perfect home. We would definitely use him again in the future. "
- Bethany J
"Tony is the epitome of professionalism. A retired military officer of impeccable character. Tony was able to help our daughter and son-in-law purchase a home here in Hope Mills.
From the moment they spoke on the phone, to his handing over the keys, Tony showed attention to detail that proved valuable time and time again. His genuine concern for client comfort is a real asset in a growing impersonal and transactional world.
Tony's understanding of technology, the emerging trends in the real estate market, and the complexities of the greater Sandhills area make him the number one choice for your real estate transaction. Tony is humble enough to tell you when he doesn't know an answer, and smart enough to go find the right one.
Whether you are buying or selling, or both, bottom line is I trusted him with my child and her family, and you can too."
- Bob C.
"As first-time sellers, Tony made this process easy. Tony is retired military; he understands the PCS process and was able to negotiate different aspects of the sale in our favor. His communication is top-notch! He marketed our house on several platforms, and we had showing after showing lined up. He knows the community like no other. Went under contract in 16 days! We would trust Tony to sell our house time and time again."
- Colt P.
